The latest September sales figures show a broadly similar story across most regions of the UK. Activity in 2026 is running a little behind 2025, but the gap is not enormous, and importantly, sales agreed remain comfortably ahead of where they were in 2023. Nationally, around 96k homes were sale agreed in September 2026, compared with 103k in September 2025 and 88k in September 2023.

Those percentage falls against last year can sometimes sound quite dramatic on a graphic. So, this is not a market where buyers have disappeared. Homes are still selling in considerable numbers. What has changed is that buyers generally have more choice, which makes realistic pricing from the outset increasingly important. Buyers will still compete for the right home, but they are much less likely to chase a property that looks expensive compared with everything else available.
